Flood insurance in Brandon, FL
Homeowners, condo and renters policies do not cover flood. Flood insurance is a separate policy that pays for damage from rising water, whether it comes from a hurricane, heavy rain or an overflowing river.

What Hillsborough County residents need to know
Last reviewed October 9, 2026.
- From January 1, 2027, every Citizens home policy that includes wind coverage must also have flood insurance, whatever the home's value.
- Federal flood policies have a 30-day waiting period before coverage starts, with exceptions for a new mortgage. You cannot buy one as a storm approaches.
- Being outside a mapped flood zone does not mean no risk. On average, 40% of federal flood claims come from outside high-risk areas.
- During Hurricane Milton in October 2024, a Brandon street mapped as Zone X was left under several feet of water, and the Alafia River at Lithia reached its highest level since 1933.
- Your evacuation zone and your flood zone are different things. Evacuation zones are based on storm surge. Flood zones measure year-round flood risk and affect insurance.
- Unincorporated Hillsborough County, including Brandon, improved its community rating on October 1, 2026, which gives a 30% discount on federal flood policies.
- Homes in a high-risk flood zone with a federally backed mortgage must carry flood insurance.

Common questions
Flood insurance questions.
Does my homeowners policy cover flood?
No. Flood from rising water is excluded and needs its own policy.
I am in Zone X. Do I need flood insurance?
It is not required by a lender in Zone X, but it is worth considering. A large share of flood claims come from outside high-risk zones, and a Brandon street in Zone X flooded during Hurricane Milton in 2024. Policies in lower-risk zones usually cost less.
How do I find my flood zone?
Hillsborough County publishes a flood zone viewer, and FEMA's Flood Map Service Center lets you search by address. We can look it up with you.
How much does a federal flood policy cover?
Up to $250,000 for a home and $100,000 for its contents. Private flood insurers can offer higher limits.
How soon does coverage start?
Federal policies normally start 30 days after purchase. There is no wait when the policy is bought with a new or renewed mortgage.
Does Citizens require flood insurance?
Yes, for personal home policies that include wind coverage. The rule has been phased in by home value and applies to all such policies from January 1, 2027. Condo unit policies are exempt.
Does flood insurance pay for a hotel?
Federal flood policies do not pay temporary living costs. Some private policies do.
Will my lender require it?
Yes, if the home is in a high-risk flood zone and the mortgage is federally backed.
